Loan Documents necessary to close your loan:
1.Most recent three months statements on all bank,stock, retirement account(s) or other liquid assets. Please include all pages.
2. W-2's for the last two years.
3. Copies of most recent pay stubs for one full month
4. Check for prepaid fees for credit $______and appraisal $____
5. Copy of most recent mortgage payment coupon on all mortgages (if applicable).
6. Name and address of landlord(s) for one full year (if applicable).
7. Copy of all Rental Agreements for any rental properties (if applicable).
8. Complete, signed tax returns (1040's) for the past two years. Please include all schedules and all pages.
9. Complete divorce decree (if applicable). Please include all pages and Marital Settlement agreement (if applicable).
10. E-mail address, month and day of birth, and children's name(s) (if applicable).
For self-employed individuals, we require the following additional items:
1. Year-to-date Profit and Loss Statement. 2. If a corporation or Partnership, please call or e-mail tfarrow@tricityfunding.com for additional requirements.
For retired individuals, we require the following additional items:
1. Documentation to verify Social Security and/or pension income (award Letters, 1098's, etc.)
